How much?  Unfortunately there is no easy answer.

Plans for a new house generally range from around $2,800 to $4,000 plus GST depending on many factors.  House size isn't necessarily the biggest factor.  Your house type/style can have much more impact on the plan costs.  Engineering, RAR, Surveying, GeoTech, etc. are at your expense.

-Standard Construction is easier to draw than ICF Blocks
-Sloped Roof Trusses are easier to draw than a Flat Roof
-Slab on Grade is easier to draw than a Crawlspace
-A Crawlspace is easier to draw than a full Basement
-A Rancher is easier to draw than a Daylite Basement
-A Daylite Basement is easier to draw than a Two Storey
-A Two Storey with a full Basement entails the most work.
-How many Decks does it have?
-What about a Garage? Attached or Detached?  1, 2, 3 Bay or even more?
-Does your plan require any Engineering?  This is at your expense.

Where size comes into play is can we fit your plans, at an accepted scale, on 11"x17" sheets?  If I have to use 18"x24" or 24"x36" sheets then the printing costs go up by about $200 to $300 as we are now making large format prints versus just photocopies.  More PDF's now and less paper!

Do you have a pretty good idea of what you want or are we coming up with a design from scratch?  How many times will you change your mind?

As you can see there are many variables.  Basically I will give you an budget estimate from my years of experience.  If all goes quickly and smoothly and the final tally comes in under my estimate then I just bill you for that and not the estimated price.  Sorry, I don't do any firm pricing.

How many copies do you get?  In this age of technology there generally isn't the need for 10-12 sets of plans.  Many suppliers, truss manufacturers, sub trades, etc. prefer electronic files to paper.  My standard set now is 4 to 5 colour copies and a PDF file of your plans.  This gives you a minimum of two colour copies for your Building Permit, one for yourself and one for your General Contractor.  You can then get additional copies as required or simply email PDF's to those requiring them.  When you plans are printed on the larger sizes (18x24) and up I'll also include a reduce set to 11x17 if required.  This size is much easier to use and file.

I take an initial minimum deposit of $1,000 to $1,500 plus GST and then progress payments on any projects lasting more than 30 days.  For Additions and Renovations a minimum deposit of $600 to $1,000 plus GST.

Plan costs for Additions and/or Renovations can vary greatly.  There are so many factors/unknowns unlike a new house.  Unfortunately even a small renovation still requires a Site Visit, Measuring, Analysis, a Site Plan, Floor Plans, Elevations, Cross-Section(s) ...
